Vendor Coordination
During the construction project, there are many vendors besides the General Contractor and Architect that are contracted directly by the owner: IT, AV, Telephony, Signage, Security, Furniture, etc. Understanding how their systems work and their required infrastructure, we will then coordinate with the Design Team and General Contractor to make sure that their needs are met to ensure the facility works for you.
Cost / Value Analysis
On all of our projects, we will complete a thorough cost/value analysis. We look exactly at where all the project dollars are being spent. Once this is fully identified, we will offer suggestions for material and/or design substitutions. At the same time, we identify design elements that will be a future maintenance problem that can drive up long-term costs. Our goal is to achieve the best long-term solution and make sure your dollars are being spent where they provide the best value to your given project needs.

Procurement
Of the many architects and contractors in the market, each has specific niches and capacities. First, we identify three to four qualified vendors whose capacities and expertise meet your project goals. Then a thorough RFP is issued that allows you to leverage our extensive experience in buying construction services. Asking the right questions and providing concise instructions at the time of bid insures that our clients get the best value in the procurement process and minimizes surprises or change orders down the road.
Furniture
We begin the process by helping the client understand if it makes sense to move any existing furniture with them to the new space. We analyze cost comparisons re: existing vs. used vs. new. We establish realistic budgets and add to the overall project costs even before you start talking to a furniture dealer! We coordinate the furniture all the way from Functional Design through RFP to Procurement to Installation.
Cost Control
Controlling costs is often said to be the most important aspect of a successful project. Many times the project is over budget before it ever starts simply because the wrong expectation was set with that first budget. Once we establish the initial budget we have many checks and balances along the way of the design process to ensure we are aligning with the budget. Should we find that we are trending over, a dissection of the design will occur to identify exactly what factors are pushing the costs up, and allow for correction. Once contracts start getting awarded, a complete job cost tracking and forecasting system is put in place so that our clients know the commitments, spending to date, contingency usage, and forecasts all in real time.
Schedule
Schedule is everything. We prefer to be included in lease negotiations to insure that landlord requirements equal the lease initiation date. Skyline input regarding schedule can save you substantial cost savings up front so the lease dates are realistic compared to the time frame required for a completed project. A rock-solid schedule from the beginning of the process will give your broker more leverage while negotiating leases with the landlord.
